Who We Are and What We Actually Do
Riverlbeta is a boutique real estate agency based in Eldoret, Kenya, specialising in residential sales, long-term rentals, independent property valuations, and acquisition consulting for investors. We are a micro team — deliberately so. Every client gets a named agent, not a call centre. Every property we represent has been physically inspected by a team member before it enters our system. We work across the Uasin Gishu County — primarily Eldoret town, Kapseret, Langas, Huruma, Ainabkoi, and surrounding peri-urban areas — and occasionally handle referrals in neighbouring Nandi and Trans Nzoia counties. We serve first-time buyers who need a calm hand through an unfamiliar process, experienced investors who want honest due-diligence support, and landlords who want their properties let to vetted tenants without the management headaches. Our client base spans the local Eldoret professional community, diaspora buyers purchasing from abroad, and institutional investors looking at commercial and mixed-use assets. Since 2018 we have completed over 140 transactions with a combined value exceeding KSh 1.2 billion — numbers we're proud of, but not ones we lead with, because each of those 140 transactions was somebody's biggest financial decision of the year.
How We Work — and Where We Stop
Our process starts with a listening call, not a property pitch. We take a written brief, ask clarifying questions, and only begin shortlisting once we understand what matters to you — location triggers, deal-breakers, financing status, timeline. We visit candidate properties before you do, eliminating those with title complications, physical defects, or pricing inconsistent with the sub-location market. We coordinate independent advocates and registered valuers when required, rather than referring you to our own affiliate. That independence matters: the valuation you get from us reflects the market, not a figure designed to close a deal. What we don't do: we don't offer property management services (maintenance, tenant rent collection, or lease renewals on behalf of landlords — there are dedicated property managers in Eldoret better suited for that). We don't provide mortgage brokerage or guarantee financing outcomes; we'll introduce you to lenders but the credit decision is theirs. We don't operate outside Uasin Gishu and the immediately adjacent counties — if you need coverage in Nairobi or coastal Kenya, we'll refer you to partners rather than stretch beyond our competence. Real estate timelines in Kenya depend on county offices, advocate availability, and bank processing — factors outside anyone's control. We give you realistic timelines and flag delays early; we can't promise completion dates the way a product company can.
